Documents & Permitting

  • Phase One: CAD drafting and plan preparation. We serve as the creative lead for architectural design and thoughtful space planning, covering whole-home remodels, additions, pool houses, ADUs, and stand-alone garages. When a new kitchen is included in the project scope, we typically handle it early so it is accurately reflected on the floor plan and any effects on window placement and elevation views are captured. During this phase we perform a site visit, produce a precise “as-built” plan, and verify that our design is structurally feasible and complies with the constraints of the building site.

  • Phase Two: Prepare a complete set of Construction Documents to secure the building permit. As required, we collaborate with selected contract architects and drafts people, as well as structural and civil engineers, septic consultants, T24/CalGreen specialists, and mechanical, electrical, and plumbing consultants to ensure compliance and constructability.

  • Phase Three: submit for planning review (if needed) and a building permit. We manage this entire process and address any issues that may arise on your behalf. Our aim is to keep this phase stress-free and to move it along as quickly and efficiently as possible.

INTERIOR SPECIFICATIONS

  • Create a detailed bid document that specifies everything we know about your home and the scope of work. This document is used alongside the final Construction Documents to obtain accurate pricing for your project from General Contractors. We can also provide referrals from our trusted network if you need contractor recommendations. 

  • Develop a clear, cohesive design vision for the home and for each individual room. Working within your budget, refine those concepts and specify interior and exterior material selections that will bring the design vision to life. This will cover cabinetry and hardware such as pulls and knobs, countertops and their fabrication details, bathroom vanities, flooring, and tile. Include plumbing fixtures, decorative and functional lighting, mirrors, fireplaces and fireplace wall treatments, and interior door hardware, door styles, trim, and casing details. We will also define exterior elements like entrance and garage doors, roofing and gutter materials and colors, exterior cladding and paint choices, and the interior paint colors and sheens.

  • Fully dimensioned cabinetry drawings and detailed 3-D renderings for every kitchen. Elevation drawings for all bathrooms and for any walls that include cabinetry, built-ins, or scaled lighting fixtures. Photorealistic 3-D renderings are also available for both the exterior and interior of your home. Kitchen design is available as a stand alone service.

  • Full interior construction set, provided upon request by the client or the builder.

  • Furniture layout and selection, including thoughtful placement and careful selection of pieces.

DESIGN EXECUTION + PROJECT MANAGEMENT

  • Once you approve the final design, we create a living online construction binder. This shared document, accessible to the client, designer, and builder, serves as the central guide for the entire construction process. Our team works closely alongside the general contractor to ensure every aspect of the design is installed exactly as intended. We are on-site as needed, respond promptly to questions, and manage all inquiries from the contractor and his team throughout the duration of the project.  

  • We handle everything — ordering, tracking, addressing, and resolving any issues with damaged or missing items. Your builder only has one call to make for any questions about your home.

  • All furniture is sent to a receiving warehouse that inspects and safely stores the items until they are needed. They are then delivered and installed together at the end of the project. Our team supervises the delivery, handles the artwork, places felt pads under chair legs, and even makes your bed, so that when you walk in, you immediately feel at home.

  • Window treatments and other decorative elements as needed to complete the look.

  • Landscape design and visual renderings.

  • We can recommend a professional home organizer to assist with your move-in, and even with the move-out process from your previous home.
